Balinor Lettings Will:
  • Offer advice on how to present your property to prospective tenants. Organize photography and floor plans of the property. Balinor understand how important it is to have quality photos that will catch the eye of potential tenants instantly.
  • Market and advertise your property on Rightmove, Zoopla and on social media platforms.
  • An estate agent who is well-informed about your property and the area, will accompany viewings negotiating rent/terms. We provide feedback from viewings letting you know the level of interest in your property and whether there are any measures you can take to help attract more potential tenants.
  • We will undertake thorough tenant referencing including credit searches.
  • We will organise the inventory report including Energy Performance Certificate, (EPC) and Gas Safety certificate.
  • Collection of the first month’s rent and security deposit. We will transfer the deposit to a government approved deposit protection scheme (DPS).
  • Preparation of the Tenancy Agreement and appropriate Notice to Quit.
  • We will collect the monthly rent, issue you with monthly statements showing transfer of rent to Landlord.
  • Notifying utility companies, council tax and water rates of the new occupiers at the beginning and end of the tenancy (subject to General Data Protection Regulations G.D.P.R).
  • Debt control and recovery and/ or serving of appropriate notices.
  • We will carry out property inspections every four months, including written reports.
  • We will be in full control of any routine or AD HOC property repairs needed. Using our reliable and skilled contractors who boast competitive prices. We will always gain authorisation from the Landlord before any repair work is agreed and carried out.
