  • Market and advertise your property on Rightmove, Zoopla and on social media platforms.
  • An estate agent who is well-informed about your property and the area, will accompany viewings negotiating rent/terms. We provide feedback from viewings letting you know the level of interest in your property and whether there are any measures you can take to help attract more potential tenants.
  • We will undertake thorough tenant referencing including credit searches.
  • We will organise the inventory report including Energy Performance Certificate, (EPC) and Gas Safety certificate.
  • Collection of the first month’s rent and security deposit. We will transfer the deposit to a government approved deposit protection scheme (DPS)
  • Preparation of the Tenancy Agreement and appropriate Notice to Quit.

In the outcome the tenants extend their lease our fees will be charged at the same percentage, payable within 20 days from the date of the invoice.
